Tenant cycle

  • Receive an instant email with existing property matches
  • Receive emails and SMS text messages as new instructions are taken on, view new property updates on Facebook, Twitter or LinkedIn
  • Attend accompanied viewings
  • Pay a holding deposit to reserve property
  • Pay balance of moving in monies (including a damage deposit held under the Tenants Dispute Service Scheme)
  • Collect one set of keys per tenant
  • Arrange standing order mandate for monthly rental payment
  • Register with utility companies and Council Tax

Tenant Fees

Tenancy Information Fees for a standard Assured Shorthold Tenancy (AST):

Holding Deposit - Equivalent to a maximum of 1 week's rent.

Rent - Equivalent to a minimum of 1 month's rent.

Dilapidation Deposit - Equivalent to a maximum of 5 weeks' rent for tenancies with an annual rent under £50,000 or 6 weeks' rent for those £50,000 per year and over.

Permitted payments during an AST:

Rent - Regular payments of rent as specified within the tenancy agreement.

Changes to the Tenancy - £50 inc VAT, or reasonable costs incurred if higher.

Surrender of a tenancy - The related charges and losses incurred by the landlord to end the tenancy early and re-market the property, source and reference suitable tenants and progress an application through to a successful start of a new tenancy.

Payments of utilities, communication services, TV licence and council tax.

Late Payments of Rent - A default fee of 3% above the Bank of England base rate of the agreed monthly rent after 14 days in arrears.

Lost keys and/or security devices - All associated costs of the relevant contractor concerned.

Company Let (Non Housing Act Tenancy)

Non-refundable holding deposit - £750 from which the administration and reference fees are taken

Administration Fee - £360 inc VAT

Reference Fee - £120 inc VAT plus £120 inc VAT for a guarantor

Rent - Equivalent to a minimum of 1 month's rent.

Dilapidation Deposit - Equivalent to 6 weeks¿ rent.

Renewal fee - £180 inc VAT

Check Out Inspection: 1 bedroom property- £90 inc VAT 2 bedroom flat - £100 inc VAT 2 bedroom house - £120 inc VAT 3 bedroom property - £140 inc VAT 4 bedroom property - £170 inc VAT 5 bedroom property and over - £200 inc VAT (Furnished properties incur a surcharge of 15%)

Pet deed - £60 inc VAT plus additional deposit of £300 (up to 2 bedrooms), £600 (3 bedrooms) or £800 (4 bedrooms plus)

During a tenancy:

Abortive Property Visit - £60 inc VAT

Changes to the Tenancy - £120 inc VAT

Early Surrender of Tenancy - the related charges and losses incurred by the landlord to re-market the property, source and reference suitable tenants and progress an application through to a successful start of a new tenancy.

Dishonoured Payments - £36 inc VAT.

Late Payments of Rent - £24 inc VAT per written reminder.

Possession Costs - Any legal fees associated with obtaining vacant possession of the rental property.

Copies of previously supplied documents - £30 inc VAT per document
